Are
you considering buying North Shore Property?
As a Broker who only
represents Buyers...
As of January 01, 2010;
I only represent buyers, I'm no longer listing
properties for sale or rent.
Buyers will have access to all properties in the MLS, from all agencies
and many for sale by owner properties.
There will be no 'DUAL' or 'DOUBLE AGENT' concerns. This is an issue
when the same agency represents a seller and a buyer for the same
transaction. My advice... stay away from it. Savvy real estate
buyers don't use the same agency the seller is represented from. Would you use the same
attorney for a divorce or criminal offense? I hope not... see

Commissions are
generally paid by sellers, so buyers get representation at no cost
and You can choose who ever You want.
Concentrating on
the buying side only. You'll always know who I'm representing.

Need help finding
an agency to list your property...here are some helpful hints...
Who ever you
choose... make certain your
property is placed in the Minnesota Arrowhead MLS System and that
your agency also checks "yes" to the Broker Reciprocity/IDX
Service. This allows other agencies and agents in the Arrowhead MLS area to have your property show-up on their Web
sites. Think of the exposure... or lack of exposure, just because your
agency wants to pull a "HOGGER," attempting to capture the
buyer and
seller and the total commission, at your expense.
Choose a local agency.
It makes no sense to have an agency from the Twin Cities list your
property on the North Shore or place it in another areas MLS System.
This will make it very difficult to have easy access to your
properties information by agencies and consumers searching this
areas MLS and Web based sources.
Not all agents are going to work in your best interests. Please do
yourself a favor

information from the State of Minnesota Commerce Dept. trying to work in your best
interests.
Set a realistic price. In this current economic situation every
property is worth less. There are too many properties priced at
ridiculous prices. I've seen many attempts to buy properties with
very realistic offers go unanswered. Whether the agent is afraid to
present the offer or the sellers are still stuck in their "bubble of
denial" and believe that their property is "worth so much more." Meanwhile
values drop even more and the nest egg they thought they had, slowly
fades away...
It is my opinion that
if your property is not priced accordingly, placed in the Arrowhead MLS System,
allowed to participate in the Broker's Reciprocity/IDX
system, and that all documents such as disclosures and surveys are not placed into the MLS database,
you're not going to get the most showings. You'll also not get the best price for your
property or the level of service you're paying for. Part of your
agencies job is getting information to other agencies as fast as
possible, by having all relevant docs in the MLS system. Other
agencies will then have access 24/7 without waiting for faxes and
return phone calls. Don't let this happen
to you and the rest of us that are trying to provide buyers with
information now about all properties on the market. |
